That’s how high the price per square metre for luxury apartments in Hanoi has climbed – peak levels far beyond the incomes of most citizens.
🏙️ Hanoi price surge: Average prices in Q3/2025 reached USD 2,900–3,300/m², up 33% year-on-year. Luxury projects hit USD 6,200–12,500/m², while townhouses and villas ranged up to USD 8,300.
🌆 Ho Chi Minh City follows suit: Apartments averaged USD 3,100/m², 36% more than in 2024. Premium projects start at USD 6,200/m², and central locations reach USD 12,500.
Watch: Vietnam’s property market remains overheated. Speculation, hoarding and artificial price hikes are driving housing out of reach. Affordable homes for workers and young buyers are scarce. The government and central bank are responding with subsidised loans, new housing projects and a planned National Housing Fund – but without large-scale affordable supply, the gap will only widen.
